Choosing the agent, setting the campaign, and keeping it honest.
What it is
Most people choose a selling agent from three appraisals, and the one who quotes highest gets the listing. That is exactly backwards. An appraisal is a pitch, it costs the agent nothing to inflate, and the agent who quoted highest is very often the one who will spend weeks six to eight explaining why the market has shifted and you should take less.
We sit on your side of that. We work against these offices every week as buyers, which means we know who actually performs in your street, whose campaigns run long, and which numbers in an appraisal are evidence rather than enthusiasm.
From appraisal to settled
This one runs in the opposite direction. You are the seller, so the work is choosing who represents you and making sure the campaign is run for your benefit rather than for the office's.
What the house is worth on the evidence, before anyone pitches you a number. Having it in hand changes every conversation that follows.
The full market, on, off and pre. We inspect and shortlist for you, with photos, video and an honest read.
Commission, marketing spend, campaign length and what happens if it does not sell, all negotiated before you sign an agency agreement.
Price and terms, with the data and the relationships behind us.
Your solicitor handles the legal work. We chase and check everything else, so nothing slips between signing and the keys.
Through to the keys changing hands, with someone watching the detail on your side.
Who it suits
i
You are selling and buying. And would rather one person was across both ends of it, because the timing between them is where it usually goes wrong.
ii
You have three very different appraisals. And no way of telling which one is real.
iii
You have sold before. And came away with the feeling that the agent spent more effort managing you than the buyers.
The engagement
Nothing we are paid comes from the other side of the transaction. No commission from a selling agent, no referral payment from a developer, nothing from a vendor. That is the entire reason our advice can be what it is, and it is the first thing worth asking any buyers agent.
Everything is agreed in writing before any engagement begins, with nothing added later. We will talk you through what the work involves on the first call.
A first conversation costs nothing and is the easiest place to begin.
