The strategy and the bidding, so the room cannot set your price for you.
What it is
That is not a criticism, it is the design. A short campaign, a quoted range that is usually under what the property will make, a crowd, and a few minutes in which you have to decide in public. It works because it compresses the decision until the only thing left is nerve.
The buyers who overpay at auction are almost never the careless ones. They are the ones who already love the house, who have been outbid twice before, and who decide in the moment that this time they are not going home empty handed. We bid instead, to a number agreed before any of that starts.
From here to the hammer
You have already found it, so this one runs to the campaign's clock rather than yours. Most of the work happens in the fortnight before anybody raises a hand.
You bring us the house and the campaign. We read the quote range against what the street is actually doing.
The full market, on, off and pre. We inspect and shortlist for you, with photos, video and an honest read.
Agreed before the day and written down. Set while you are calm rather than while you are standing in a crowd.
Price and terms, with the data and the relationships behind us.
Your solicitor handles the legal work. We chase and check everything else, so nothing slips between signing and the keys.
Deposit, solicitor, dates. We stay on it through to the keys.
In the week to 24 October, 21 per cent of Brisbane auctions sold under the hammer. The other hundred and seventeen became conversations.
Why passing in is not losing
Who it suits
i
You have found it and it is going to auction. Which means a date, a crowd, and in Queensland no cooling off period at all once the hammer falls, where a private treaty contract would give you five business days.
ii
You have been to one before. And you remember exactly how it felt to keep raising your hand past the number you promised yourself.
iii
You cannot be there. Interstate, overseas, or simply unwilling to put yourself in the room, which is a perfectly reasonable position.
The engagement
Nothing we are paid comes from the other side of the transaction. No commission from a selling agent, no referral payment from a developer, nothing from a vendor. That is the entire reason our advice can be what it is, and it is the first thing worth asking any buyers agent.
Everything is agreed in writing before any engagement begins, with nothing added later. We will talk you through what the work involves on the first call.
A first conversation costs nothing and is the easiest place to begin.
