Service
The complete engagement, from the first conversation to the keys in your hand and well beyond it.
What it is
Most people come to us a few months in. They have done eight or ten Saturdays, the listings have started to blur, and the two houses they really wanted both sold to someone who saw them first. That is not bad luck. Around seven in ten of the properties we buy never appear on a portal at all, so a search run entirely from realestate.com.au is a search run on what is left over.
A full search changes where you sit in that order. We build the brief properly, work the agent relationships that surface a house before it goes public, and inspect everything before you give up a weekend to it. You see the shortlist that survived that, with the flood overlay, the school catchment and the comparable sales already checked.
Some people arrive with a street, a number and a floor plan they have already drawn. Plenty arrive knowing only that the house they are in has stopped working, and that is a perfectly good place to start. Working out what you actually want is part of the job rather than something you have to have finished before you call, and the brief people leave with is rarely the list they walked in with.
The property odyssey
Some searches take five weeks. Some take fourteen months. We get there either way, and we will not hurry you into the wrong harbour.
What you want, what you need, and what you will not compromise on.
The full market, on, off and pre. We inspect and shortlist for you, with photos, video and an honest read.
A proper market analysis before any offer, and everything underneath it checked properly. Building and pest, searches, flood, easements.
Price and terms, with the data and the relationships behind us.
Your solicitor handles the legal work. We chase and check everything else, so nothing slips between signing and the keys.
Keys in hand. Genuinely the best part.
Who it suits
i
Your Saturdays have run out. You are buying a home to live in, you both work, and the search has quietly taken over every weekend for three months.
ii
You are not in Brisbane. Buying from interstate or overseas means trusting photographs taken with a wide lens, or flying in for a weekend and deciding under pressure. Neither is a good way to spend two million dollars.
iii
You want someone on your side of the table. Every other person in the transaction is paid by the seller. It is worth having one who is not.
The engagement
Nothing we are paid comes from the other side of the transaction. No commission from a selling agent, no referral payment from a developer, nothing from a vendor. That is the entire reason our advice can be what it is, and it is the first thing worth asking any buyers agent.
Everything is agreed in writing before any engagement begins, with nothing added later. We will talk you through what the work involves on the first call.
A first conversation costs nothing and is the easiest place to begin.
