Service

You found it. We buy it well.

You have found the house. We take it from there.

What it is

The hardest part is not the finding.

It is the twenty minutes after you decide you want it. That is when most buyers say a number out loud to a person whose entire job is to get more than that number, having already told them how much they love the house, how well it would suit the children, and how quickly they could settle.

You do not have to be in that conversation. We go in with the recent sales, the vendor's position, and a clear view of what the house is worth, and we are genuinely able to walk away, which is most of the advantage. An agent can tell the difference between a buyer who is bluffing and one who is not.

Walking the street before the offer goes in. It tells you things a listing never will.

We already know the street.

From here to signed

The short sail, and the one that pays.

You have found it, so there is no search to run. Everything here happens between the moment you decide you want it and the moment the contract is signed.

i

The property

You bring us the house. We go and see it, and we read the campaign to see how it has actually been travelling.

ii

Search & inspect

The full market, on, off and pre. We inspect and shortlist for you, with photos, video and an honest read.

iii

Their position

Why they are selling, how long it has been on, whether the price has moved and when. A vendor who has already bought is in a very different position.

iv

Negotiate

Price and terms, with the data and the relationships behind us.

v

Settle

Your solicitor handles the legal work. We chase and check everything else, so nothing slips between signing and the keys.

vi

Settle

Building and pest, the solicitor, the dates, right through to the keys.

Who it suits

Three reasons to stay out of the room.

  1. i

You have found it and do not want to negotiate it. Which is a sensible instinct rather than a failing.

  2. ii

You want to know what it is worth first. Before you say a number that you cannot take back.

  3. iii

You know the agent. And you would rather not be across the table from someone you will keep running into for the next ten years.

The engagement

Paid by you, never by them.

Nothing we are paid comes from the other side of the transaction. No commission from a selling agent, no referral payment from a developer, nothing from a vendor. That is the entire reason our advice can be what it is, and it is the first thing worth asking any buyers agent.

Everything is agreed in writing before any engagement begins, with nothing added later. We will talk you through what the work involves on the first call.
